A 2 bedroom mid-terrace house in South Street, Rugby within 10 minutes walking distance to Rugby Rail Station .
The house is kept as minimalist as possible to keep cost down for guests.
Extra person; child or adult (after 2 people) will be considered as a guest/individual. Easy going and flexible host.

This house was pre-loved thus it is not a “hotel-grade”.
The house is fully furnished with:
Ground floor
Lounge with sofa bed IKEA HAMMARN
21” LED TV
WiFi Extender Booster TP-Link

Dining room with dining table and 4 chairs
WiFi /Internet router

Kitchen with built-in oven, electric hob, undercounter fridge, microwave
Fire extinguisher, fire blanket and first aid kit

Utility room with washing machine.

First floor
Two double bed rooms: one to the front and one to the rear and bathroom.
Both bedrooms are equipped each with 2 polyester hollow fibre pillows with covers, 4.5 togs double duvet with covers and 6" deep with 13.5 open coil Bonnell spring and deep micro-quilted double mattress with bed linen on a double silver metal bed frame. The maximum weight the bed can support is 500Ibs.

The house is equipped with kitchen units, electric hob, electric oven, central-gas heating, carpetted in bedrooms and dining room, laminated flooring in living room and lino flooring in kitchen and bathroom, tiled utility room with washing machine

There are also travel cot and baby bottle warmer. Children are welcome but the place is not child/baby proof.

If there are only 2 guests booked, Bedroom 2 (the room closest to the bathroom) will be locked.

If you require the use of the second bedroom ( even if you are booking for 2 persons only), there will be additional charge of £30 /night. If you require a separate room for 2 guests, please put 3 guests in order to have the second bedroom. Please message me if unsure.

Security and Safety:
There is a Noise Indicator Level device called Minut acts as to detect continuous loud noise to prevent parties, gatherings, events or any sort in the property. The device is not a recording device and this is to protect the property and the guest(s) from non-genuine/exaggerated complaints from neighbours.
Minut is a device that is recommended by Airbnb.

There are 24-hours outdoor CCTV cameras at the front and rear of the property facing towards the front garden and rear court yard garden. It does not record indoor. For property protection and security. The CCTV footages are deleted after 30days.

Internet: WiFi network throughout the house but please do not abuse or misuse the internet connection. Provider of the internet is Three and it is subject to their connection network and fair usage policy.

However there is no cable live TV to keep the cost down for Airbnb guest.
The property has no TV licence so any live TV or installation of apps such as BBC iPlayer is prohibited.
You can watch TV through the TV box which has pre-installed app player such as STV, Yupp TV and no other apps should be installed.

Parking: South Street is a residential area. There is no allocated parking within the property. However, there are on-street parkings along the road. No permit required but on a first come first serve basis.

Pets:
For pets, please ensure fur and other such as faeces are cleaned up after. There is no charge for pets but if there is a mess due to this, a charge of £80 will be incurred through Airbnb resolution.

The Broadband is unlimited but subject to fair use policy thus not suitable for HD streaming, video downloading or uploading or BBC iPlayer, Installing Apps as such. Only suitable for daily browsing such as checking emails, replying emails, replying to Airbnb messages and the likes.

There is no TV licence in the property hence no live cable TV in the property and no allocated parking within the property.

Please do not adjust the boiler setting as it is set already.

I do not charge cleaning fee thus please be reasonable. A charge of £80 if considerable mess left on property through Airbnb resolution.
You will have the whole house to yourself thus please treat the place as you would your own.
